Understanding what you're dealing with is the first step toward protecting your investment.
Hail: The Biggest Single Threat
Colorado is one of the most hail-prone states in the country. The I-25 corridor sits in "Hail Alley" — a band of territory where thunderstorm activity and atmospheric conditions combine to produce large, damaging hailstones with regularity. The Front Range averages 7–10 significant hail events per year, with major damaging events every 3–5 years.
What hail damages on a typical Northern Colorado property:
- Roofing — asphalt shingles are the most common casualty. Hail bruises the granule coating, accelerating aging and creating entry points for moisture. A "functional loss" determination from an insurance adjuster typically triggers full replacement.
- Siding — vinyl siding dents and cracks on impact. Fiber cement chips. Even brick and stucco can spall from large stones.

Montana gets colder. Minnesota stays frozen longer. But Colorado Front Range properties may go through 40–60 freeze-thaw cycles in a single winter — more than almost any other region in the country.
Each cycle is a stress event. Water expands 9% when it freezes. In any crack, joint, or void in concrete, wood, or masonry, that expansion force pries the material apart — slightly, every cycle, all winter long.

Dramatic Temperature Swings
Colorado chinook winds can raise temperatures 40–60°F in a matter of hours — a warming event that can occur in January or February and deceive plants into early emergence. When the cold returns days later, newly active plant tissue freezes.
The freeze-thaw implications compound: a property that goes from 10°F to 60°F and back in 72 hours experiences the same stress concentration that a slower-cycling property experiences over two weeks.
Practical implications:
- Don't rush irrigation startup based on a warm March week. A late hard freeze after lines are pressurized causes the same damage as leaving the system in all winter.

Building for Colorado
Properties that are properly built and maintained for Colorado conditions — adequate concrete depth, frost-depth footings, UV-resistant materials, sealed concrete, maintained exterior finishes — perform far better over 20–30 years than properties that were built to generic national standards.
The difference shows up in roofing replacement timelines, fence lifespans, landscape longevity, and the cumulative cost of deferred maintenance. Colorado is worth building right.
